If a suitable accommodation is found by Holland Housing and the rental agreement has been signed, commission is due to Holland Housing. Commission is as defined below.
Rental period commission rate.
Up to one month: 1/3 month commission.
At extension till four months extra commission will be charged to in total 1/2 month.
Two to four months 1/2 month commission, at extension after 4 months, 1/2 month commission will be charged extra.
More than four months: one month commission.
Commission is subject to an additional 19% VAT.
Conditions Rentals:
The amount of commission will be fixed before price negotiations, the commission will be equal to the rental price indicated in the initial asking price; price negotiations will not effect commission for the agent.
Under no condition is it allowed to rent an accommodation out of the Holland Housing housing portfolio directly from the owner or lessee.
Payments such as rent, deposits, will be paid to and defined by the owner or lessee of the accommodation unless different arrangements have been explicitly approved in advance, dependent on project.
When bidding and negotiating we need the following papers:
- Copy of passport,
- Financial statement (or pay slip) of your employer, accountant or bank ; stating that you or your company is able to pay the rent during the rental payment,
- If rented by your company, a copy of registration of the Chamber of Commerce,
- Company statement (if your company is paying the rent, please have your human resource or general manager write a letter stating that the company will pay the rent.)
Your personal data will be confidentially handled.
Holland Housing can not be held liable for non-performance or part performance before, during or after the leasing term, this is a matter between tenant and the landlord.
Permanent residency is not allowed, all leases are temporary lease terms, the landlord/lessee has the right to return in his/her apartment for own private use.
Conditions first month
Payments for the first month when renting an apartment are calculated as follows:
One month rent; starting from the day that the rental agreement is valid 1-2 months deposit; this amount of money will be returned at the end for the rental agreement (cash deposit or bank guarantee.)
Commission due to Amstelland Housing for the mediation services rental period:
One to four months: 1/2 month rent
Starting from 4 months: 1 month rent plus 19% Value Added Tax on commission (BTW in Dutch.)
The rental agreement will first enter into force after it has been signed by or on behalf of both parties and the complete initial payments, deposit, first month’s rent and commission, have been paid by lessee. Keys will only be given to the occupant after receiving of the complete initial payments.
